Planned developments
Keeping our communities informed is very important to us. The sites below are in the early planning stages and our Stakeholder Relationship Managers will keep you up to date with our plans as they progress.
To help meet the high demand for housing, we’re looking at redeveloping some of our existing properties in Johnsonville.
We’ll be replacing some older state homes on large sections with a greater number and variety of modern, warm and healthy homes.
The homes will:
- Be fully insulated, double glazed, with carpets and curtains
- Be mostly two-storey
- Have an outside garden, deck or balcony area and off-street parking
- Be most suited to couples and small and large families
Drop-in sessions
During February 2021 we’re sharing our plans with neighbours, stakeholders and the wider community for people to find out more, meet the team, ask questions and give us feedback. Drop-ins are being held on:
- Thursday 4 February, 3-6pm, at Johnsonville Library at Waitohi Hub, 3-6pm
- Sunday 14 February, 8.30am-midday, at Johnsonville School Produce Market, Ohariu Road
Next steps
All feedback will be considered ahead of submitting resource consent applications to Wellington City Council in the coming weeks and months. Once consented building work could start on some of the sites from mid-late 2021, with completion on some from late 2022.
We are also continuing to investigate more redevelopment opportunities at some of our other Johnsonville properties.
We will keep people updated on progress with these and any future redevelopments.

In late October we submitted resource consent applications for both developments to Wellington City Council. The submitted drawings files are available below to download for each development.

We are planning to build 60 new homes at 619-631 Evans Bay Parade:
- There would be 28 one-bedroom and 28 two-bedroom apartments, and 4 four-bedroom townhouses.
- The apartments would be in 6 three and four-storey buildings, with lifts in both four-storey buildings.
- Half the homes would be fully accessible, and the other 30 would have accessible bathrooms.

- There would be a community green space, outdoor seating, raised planter boxes and communal BBQ.
- The apartments would be most suited to older people, those with mobility needs, couples and small families.
- The new homes replace 20 three-bedroom homes built in the 1950s, and which aren’t up to new warm and healthy homes standards.
- We are seeking feedback ahead of applying for resource consent. Building could start in early 2021, with completion in 2023.

We are planning to build 34 new warm and dry homes. We are currently in the consent phase of the development. Depending on how long that takes, demolition and building could start early to mid- 2021, with completion in 2022.

Give us your feedback
We want to hear the voices of our community and stakeholders to ensure we are building neighborhoods, not just buildings.
As part of our new and upcoming Epuni homes, we are also working with various community groups including Hutt City Council and Epuni Primary School to develop areas that the whole community can access and use.
We want your thoughts on how we can design Hampton Court, outdoor amenities, and also basketball courts at Epuni School.
