We are currently leading the delivery of six large-scale development projects in Auckland - Hobsonville Point, Northcote, Roskill, Oranga, and Mangere, and one large-scale project in eastern Porirua. We have also partnered with Winton to deliver a large-scale greenfield development at Te Kauwhata (Lakeside).

Kāinga Ora is working alongside Tāmaki Regeneration Company to enable more homes in Point England, Panmure, and Glen Innes in Auckland’s east. As well as increasing the supply of new warm, dry homes, these projects will create improved infrastructure, more connected neighbourhoods, and better amenities.

Our significant pipeline of work leads to more opportunity and innovation in the home construction market. Kāinga Ora is seeking to develop sustainable neighbourhoods that are well designed and built, with high quality housing and amenities. We are looking for interested parties to join the Developer/Housing Provider Group who would like to acquire land and develop in accordance with a Development Agreement with Kāinga Ora – UDD. How we deliver infrastructure

We’ve strengthened the way we deliver infrastructure across our large-scale projects by moving from an alliance model to a more integrated, in‑house approach. 
 
This shift has simplified our decision making, allowing us to plan work programmes that are more accurate, transparent, better sequenced and easier to manage – saving us time and reducing costs. 
 
Directly managing the design, scope and construction of our infrastructure projects means we’re:

  • flexible and better equipped to respond to changes quickly
  • reducing delivery risks
  • preparing stronger contingency plans
  • working more consistently, using repeatable, scalable methods
  • progressing contracts faster and improving lead times, meaning physical works start sooner.

Our stable pipeline of work has allowed us to invest deliberately in our own capability, reducing reliance on external partners for core delivery functions and creating a more resilient long‑term operating model. 
 
While we’ve grown in-house delivery responsibility, industry remains a key partner. We continue to run competitive procurement processes for design and construction, with opportunities available through our consultant relationships and pre‑approved contractor panel.

We’ll continue to refresh and expand the panel as needed, to ensure we’re maintaining capacity, capability and competition within the market.
