The Kāinga Ora Land Programme looks to purchase in areas where the market on its own struggles to deliver the quantity and type of housing needed and where there is support of councils, iwi and infrastructure partners, in order to achieve the best results for communities and the surrounding region.

The Adelaide Road site links in with numerous other initiatives as part of the proposed Let’s Get Wellington Moving public transport corridor, and aligns with other Wellington City programmes such as the Green Network Plan, Wellington Wastewater Renewals and Upgrades Programme.

“The Land Programme is set up to strategically acquire land for housing developments in areas of need. Escalating house prices are making it more unaffordable for first home buyers and while some private developers are providing affordable housing it is not enough,” says Katja Lietz, General Manager Urban Planning and Design.

Although early in the planning process, it is anticipated the site will be developed to include a range of housing options at different price points and include some public housing. Early estimates indicate the delivery of around 280 homes.

“We are aware of how difficult it is for individuals and families in Wellington to buy a first home and there a shortage of land in the city that can be developed.”

“Currently this land is a carpark and we are excited to develop the site into quality housing that will make a difference for a significant number of prospective home buyers.”

Kāinga Ora will be working closer with partners on the project including Wellington City Council, Greater Wellington Regional Council, Waka Kotahi, Ngāti Toa Rangatira, Taranaki Whānui ki Te Upoko, and Port Nicholson Block Settlement Trust to create a thriving community.

“Close to the hospital and other healthcare providers, employment, education, public transport, and within walking/cycling distance to many amenities, it is a great location for those who will ultimately call 28 Adelaide Road home,” Lietz says.

Next steps for the site includes an engagement and consultation process with iwi, partners, stakeholders, and the community to develop plans for the site.

The land at 28 Adelaide Road, Mount Cook was purchased for $9,880,000 + GST.
