Ninety new homes for Kiwis – every week

Thousands of families and individuals have moved into a new Kāinga Ora home in the past year, with approximately 4,800 state homes expected to be delivered by 30 June 2024.
That’s an average of around 90 new homes for New Zealanders in need every week. Additionally, there are around 4,000 new Kāinga Ora homes expected to be constructed before the end of June next year.
Caroline McDowall, General Manager Commercial, says, “We are proud to have delivered some significant housing projects in recent months.
“This includes a single site supported housing development in central Wellington, Taranaki’s largest social housing development in 30 years, and the redevelopment of a site in Christchurch which saw eight old state homes replaced with 34 new ones.
“We are also seeing impressive results through our Housing Delivery System – we recently achieved a new construction milestone with three new homes built in just 47 days.
“In some communities we’re delivering the first social housing developments in decades. Importantly, each home we deliver is an opportunity for an individual or family to move from unsuitable accommodation into warm, dry and safe housing.
“Of course we don’t do this alone. We work alongside hundreds of build and development partners, and suppliers, to deliver our build programme. These commercial partnerships play a key role in providing real change for the thousands of New Zealanders who now get to call these developments home.”
Some of our recent delivery highlights
A large-scale, supported housing project in central Wellington has delivered 80 new homes. This significant development, known as Te Ō, sees 54 old flats on Rolleston Street replaced with a mix of apartment types in buildings ranging from two to five storeys.
Te Ō adopts the Single Site Supported Housing model, which ensures residents not only have a place to call home but also have access to comprehensive support services right at their doorstep. Provided by Wellington City Mission, services include healthcare, employment assistance and budgeting advice.
Three new homes in less than two months. This latest construction milestone was recently achieved through our Housing Delivery System (HDS), with the support of build partner Jennian Homes.
The standalone, one-bedroom homes in Christchurch were built in just 47 days. This timeframe includes foundations, civil works and construction.
Kāinga Ora worked closely with Jennian Homes throughout the build, applying key insights from previous HDS projects to drive continuous improvement and achieve further efficiencies.
Allan Westbrook, a Director at Jennian Homes, says, “The new way of working is getting increased buy in from our trades and partners and we are so excited to continue breaking new ground with Kāinga Ora.”
This follows an earlier construction milestone with Jennian Homes, which saw the delivery of three homes through the HDS in 59-days.
Kāinga Ora has partnered with developer Soho Group to deliver 44 new homes and a community space in central New Plymouth – the region’s largest social housing development in decades.
Soho Group managed construction of the development and Kāinga Ora purchased the homes on completion, as part of our market acquisition programme.
Ben Noone, Head of Project Delivery at Soho Group, says the company is proud of the project, which also provided an opportunity for local contractors.
“Working alongside our contractors and supporting the local community and economy throughout the development was great. There were up to 60 people on-site at any given point, made up of around 30 local businesses,” says Ben.
A significant redevelopment project has delivered 34 new homes in north-west Christchurch, with the last 16 apartments completed earlier this year.
The 34 new homes replace eight older Kāinga Ora homes that were no longer fit for purpose, as part of our approach to redevelop and make better use of our existing sites. The more than 8,000m2 site in Bryndwr now features a mix of two, three, four and five-bedroom homes, and sixteen one-bedroom apartments.
Stand out features of the project include a communal garden, play area and plenty of green space for the people and whānau that get to call this development home.
Another 88 state homes were recently delivered in Auckland’s Northcote development, a Kāinga Ora Large-Scale Project.
The 88 apartments are located across two buildings, adding to the 203 state homes already delivered by Kāinga Ora in the Northcote neighbourhood.
Thirty-six of the apartments in the new complex are built to full universal design, which means they are suitable for people who may have accessibility requirements.
Kāinga Ora has partnered with private developer TW Property on a 31-home project in Gisborne.
The city’s largest social housing development, it has helped provide a new home for families and individuals previously living in motels and temporary accommodation.
The single-storey duplex and standalone homes are a mix of one, two and three-bedrooms. The project also provided a boost to the local economy, with more than 70 job opportunities created for Gisborne tradespeople.
The homes were built by TW Property and purchased by Kāinga Ora on completion. Buying homes from private developers enables us to increase the supply of homes in areas of high housing need.
