Sometimes your home or flat will need repairs. See what we can do for you and what you might be able to do yourself.
All Kāinga Ora homes and flats are inspected once per year. We may also do inspections at other times when necessary.
Before you move in, we will visit your home and give you a Property Condition Report to sign. This allows us both to agree on the condition your home needs to be in when you leave.
We will visit within 6 weeks to make sure everything is okay. We will also do an inspection after you have given notice and before you leave. We'll check the Property Condition Report to see if there is any damage, and arrange for repairs and payment if necessary.
How long do inspections take?
Inspections usually take up to 40 minutes. The inspections check that:
- the condition of the house meets our maintenance standards
- the property meets the Building Act and fire safety regulations
- smoke detectors are in place and working
- you are meeting your obligations as a tenant
- we are meeting our obligations as a landlord.
Notice before an inspection
We will let you know by letter 48 hours before we arrive to inspect your home. If the time is not going to suit you please let us know by calling 0800 801 601 and we'll arrange another time. Sometimes if we are going to visit you on another matter, we may ask your permission to do the inspection at the same time.
Who needs to be home
An adult must be home for the inspection - preferably the person who signed the tenancy agreement. If that isn't possible, you can arrange for an adult friend or relative to be there instead.
Who does the inspection?
Either our staff or a property inspection company. All inspectors must show you their identification. If they don't have any, ask them to wait outside and call us immediately on 0800 801 601.
