KiwiBuild

The KiwiBuild programme works with residential developers to increase access to more affordable housing opportunities for first home buyers and increases the pace which new homes are brought to market. It supports developments of all sizes – from single residential housing projects, through to integrating more affordable housing options into large-scale urban regeneration developments.

Check you are eligible

To be eligible to buy a KiwiBuild home you must:

• be at least 18 years old
• be a New Zealand Citizen, Permanent Resident or a Resident Visa holder who is ‘ordinarily resident in New Zealand’
• be a first home buyer or previous homeowner
• have a pre-tax income from the previous 12 months of:
  • $120,000 or less for an individual buyer; or
  • $150,000 or less for an individual buyer with one or more dependents; or
  • $200,000 or less combined for two or more buyers, regardless of the number of dependents.

You will also need to commit to living in your KiwiBuild home for a minimum period before the home can be rented out or sold:

• at least one year for a studio or one bedroom home
• at least three years for a home with two bedrooms or larger.

Apply for KiwiBuild eligibility

If you think you could meet the KiwiBuild eligibility criteria, you will need to apply for eligibility pre-approval. You will need to do this before you can purchase a home or enter a ballot.

You will need:

• A certified copy of your New Zealand birth certificate, citizenship certificate, passport and/or visa status
• A Summary of Income(external link) from Inland Revenue for the previous 12 months
• A signed copy of the KiwiBuild Statutory Declaration(external link)

Self-employed applicants can provide one of the following alternatives as evidence of income:

• An individual income tax return(external link) (IR3)
• An individual tax return prepared by an accountant
• A Summary of Income(external link) for the most recent tax year

KiwiBuild homes are listed for sale at a time determined by the developer as they become ready for release.
