Nelson region
To deliver more warm and dry homes in areas of high demand, Kāinga Ora is replacing older state houses with a greater number of new and modern homes, and partnering with developers and others to build on new land.
Nelson housing developments
There is a significant housing shortage and urgent need for housing in the Nelson region. There is also a shortage of land that can be developed and planning limitations.
Our early plans suggest we could deliver more than 270 new homes across Nelson in the next few years.
Community engagement
On 16th October our community engagement team held two community drop-in sessions [PDF, 37 KB] in Nelson.
The sessions were an opportunity for the community to find out more about the new developments planned for the area and ask questions like:
- How sites are identified for new housing.
- Our design, planning and construction processes.
- How we place people into homes and manage our housing.
- How we support customers to live well in their homes and community.
Our interactive map(external link) has more information about the homes we're planning for the Nelson region. Or you can download our latest brochure, Housing opportunities for Nelson [PDF, 2 MB] – October 2023.

OK Street Community Hub – all you need to know
In early-2022, a multiagency group including Te Korowai Trust, Kāinga Ora, NZ Police, Nelson City Council, Nelson Tasman Housing Trust, and the Department of Internal Affairs came together to collaborate on initiatives to support the Southeast Stoke community. ‘The OK Street Community Hub’ is one of those initiatives and aims to provide meaningful change and improve social, health and wellbeing outcomes for the community.
A substantial amount of work has been completed by many to get the empty Kāinga Ora site on the corner of Karaka / Orchard Streets to where it is today, including funding from the Lottery Grants Board. Mitre10 MEGA Helping Hands with the assistance of our local trades, are nearing the completion of the ‘OK Street Community Hub’ and we’re excited to invite our neighbours and community to officially open it. Once open, the Hub’s purpose is to provide a safe space for the community to engage and connect with agencies available. The Hub can be used by any agency or group to host activations or events that are beneficial to this community.
On 19 January 2024, we delivered letters to the surrounding neighbours of the ‘OK Street Community Hub’, providing an update and seeking feedback about what they wanted to see in this space and what they wanted to name it. Read the letter [PDF, 856 KB].
The ‘OK Street Community Hub’ will be given its new name by the community on opening day, 24 February 2024. Please save the date and times for the upcoming events:
