What will construction look like?

This building will be constructed using modular homes, meaning each one-bedroom apartment will consist of a single factory-built module or ‘pod’ which is manufactured off-site. All of the homes come complete with kitchen and bathroom components and are stacked and connected into place. Each individual apartment will be lifted into position by crane. Once in place, they will be connected via structural plates and bolts through 10 connection points for each apartment.  The stairwells, lift shafts and walkways are also lifted into place by the crane and bolted on level by level. Each level also has concrete walls that allow the building to stabilise in the event of seismic activity. Aluminium cladding will be added to the outside, once all of the modules are in place.

Modules will be delivered to site on trucks, which will reverse onto the site via the vehicle access on Great North Road. An approved traffic management plan will be in place during delivery to ensure the safe movement of vehicles. There will be two deliveries on each delivery day, one in the morning and one in the afternoon. Module lifting/assembly times will be after 7:30am and after midday.

Note: This method of construction is weather dependant and modules will not be placed during high winds or extreme weather.

An update on construction:

Construction commenced at the beginning of June 2023 and the first level of modules are now in place.

After construction

These new homes will be accessed through one of three lobbies, each with stairs and an elevator. Other features include an internal community room for residents to use, as well as a large outdoor community space. There will also be off street car parking for residents and visitors which will be accessed from Point Chevalier Road.

We will also be continuing the acknowledgement of John A Lee at this site.

Once completed, these homes are intended to house people who are aged over 55 years, this could include single people or couples and may be existing Kāinga Ora customers or people from Ministry of Social Development’s (MSD’s) Housing Register.

The Ministry of Social Development (MSD) decides who qualifies for public housing, based on need.

When someone applies for public housing, MSD carries out a thorough assessment to determine their eligibility. Once MSD has completed the eligibility process, Kāinga Ora and Community Housing Providers assess the properties that are available and suitable and place people from the housing register based on need and eligibility. MSD and Kāinga Ora work closely together if there are any changes in their circumstances.

The housing register comprises people who are not currently living in public housing, as well as people currently living in public housing, but have requested a transfer to another property.
