These developments will range in scope from a neighbourhood block or two through to large scale developments involving a thousand or more new homes. As new projects are announced we will add them to this website. The larger projects have their own websites where the community can go to for more detailed information.


This is the first project to get underway as part of the Auckland Housing Programme. The approximately 380 existing state houses will be replaced with approximately 1500 new state, affordable and market homes. As well as much needed new, warm, healthy homes, Northcote residents will see better transport links to the North Shore and central city, improved infrastructure and new and rejuvenated public spaces.

The overall development project is expected to take six years. Stage one, which is nearly complete, is made up of 59 modern state houses and apartments. Stage two, which is now underway, will include more state homes, as well as market and affordable homes.

Mt Roskill

Around 10,000 new, high-quality, healthy homes will be built in the Mt Roskill Development over the next 10 to 15 years. This will include approximately 3000 state homes, 3500 affordable homes and 3500 homes for the open market.

Roskill South Development

Work has begun on a project in the Mt Roskill South neighbourhood to replace approximately 260 state houses with about 900 new state, affordable and market homes. Construction for stage one is progressing well, with the first families expected to move into new state homes by mid-2019. Work is also underway on stage two of the project.

Ōwairaka Development

Planning work is in progress to replace approximately 190 state houses with about 700 to 900 new warm, healthy homes in Ōwairaka. Of these properties, 220 will be new state homes and the others will be a mix of affordable and market homes.

Mangere is a significant development for Auckland, which will replace approximately 2,700 state houses with up to 10,000 new healthy homes over the next 10-15 years.

This will include around 3000 new state houses, as well as 3500 affordable homes and 3500 new market homes.

As part of stage one of the development, 35 existing state houses on Bader Drive, McKenzie Road and Cessna Place have been removed. These houses will be replaced with 66 new state houses and a mix of around 100 affordable and market homes.

As well as providing new homes for Mangere, the scale of development offers opportunities for employment and training for the community.

Oranga Development

Planning work is underway to bring warm, healthy homes to Oranga.

Over the next 8-10 years, the development will see around 335 old Kāinga Ora state homes replaced with around 1000 new homes. Of these, around 400 will be new state homes, approximately 330 will be affordable homes and about 270 new homes to be sold on the open market.

Oranga is centrally located with easy access to the employment hubs at Te Papapa and Penrose. It is also close to Onehunga town centre and Maungakiekie (One Tree Hill).

Porirua Development

Over the next 25 years the Government will work alongside the community, the Porirua City Council and the local iwi, Ngāti Toa Rangatira, in Eastern Porirua to replace approximately 2,000 state houses with around 4,000 homes and to upgrade infrastructure and amenities.

The new housing will include state, market and more affordable homes. Up to $1.5 billion in Government funding is expected to be spent on making Eastern Porirua a better place to live, work and raise a family.

Small and medium developments

Kāinga Ora has around 120 small to mid-sized developments underway across Auckland. These are replacing old houses that are no longer fit for purpose with warm, dry and safe new homes that make the most efficient use of our land holdings.
