What is happening?
Kāinga Ora - Homes and Communities is developing its Greys Ave property in central Auckland.
What does this mean?
Kāinga Ora will develop its existing Greys Ave property in central Auckland. This will be a significant project and will take several years to complete. We are working closely with key government agencies including health and social development, not for profit organisations and international experts in supportive, inner city housing. We are also listening closely to the experiences of our customers and neighbours.
Does this redevelopment include the Lower Greys flats?
No, the Lower Greys Ave flats are not part of this redevelopment. The community areas and on-site support services can be utilised by all tenants at Upper and Lower Greys Ave. It’s important that we create a welcoming, supportive and connected community.
What is the timeline for this development?

What are you building?
We will be creating a modern, supportive, urban community we can all be proud of, where our customers can live well in their homes. In total we will be creating 276 new, warm, dry and safe homes in central Auckland. Of this, at least 200 will be retained as state houses and the remainder will be market rentals.
What is the mix of tenants you will have at the new building?
To create a modern, supportive and urban community a mixture of customers is needed. Although these plans have not been finalised, we anticipate seeing:
- approx. 200 apartments for tenants where up to 80 apartments would be for high needs customers and
- 125 apartments for medium/low needs customers
- approx. 76 apartments for non-public housing tenants
What is the typology of the new homes?
There will be 90 studio, 133 one-bedroom, and 53 two-bedroom new homes.
